Retrofitting a finca without rewiring

Yes, and without opening a single wall. Lighting goes behind the existing switches on retrofit modules, shading and climate go over Thread and Matter, and the practical ceiling is around forty circuits. Budget €8,000–€25,000 for a finca; beyond that you need cable and therefore a renovation.
Why Mallorca is a special case
Traditional construction here is *marès* sandstone or rubble stone, frequently over a metre thick, and a large share of the desirable stock sits under heritage protection that forbids chasing walls. So the standard European answer — pull a KNX bus round the house — is often not merely expensive but not permitted.
That used to mean compromise. It doesn't any more, and the reason is Thread.
The trick: behind the switch, not instead of it
The most common misconception is that retrofitting means replacing your switches. It doesn't. Behind almost every switch plate there's room for a module roughly 40mm square, wired to live, neutral and the existing switch.
After that the circuit is dimmable and controllable from an app, by voice and by automation — and the switch on the wall still works exactly as it did. That last part isn't a consolation prize, it's the better design. A house you can only operate from a phone is a worse house, not a more modern one. Guests, children, and anyone whose battery has died all need a switch that behaves like a switch.
The one prerequisite is a neutral at the switch position. Spanish installations from roughly 1990 onward essentially always have one; very old fincas sometimes don't, and there are no-neutral modules for those at some cost in dimming quality.
What else retrofits cleanly
- Shading. Radio motors for blinds and awnings, or a module behind the existing rocker switch driving the motor already installed.
- Climate. Nearly all Daikin, Mitsubishi, Fujitsu and Panasonic split and ducted units accept a local interface. Nothing is replaced.
- Underfloor heating. Radio actuators at the manifold, room sensors over Thread.
- Gates. A dry contact across the existing opener. Ten minutes' work.
- Leak detection. For a property empty for months, water sensors in the plant room and bathrooms are arguably the highest-value thing in this entire list.
Thread changed the maths. Unlike ordinary Wi-Fi devices, every mains-powered Thread device repeats the mesh for the others. In a house of metre-thick walls that's the difference between "works sometimes" and "works". Five years ago retrofit was a compromise; now it's a legitimate design.
Where the ceiling is
Wireless has a density limit. Forty to fifty actuators behave reliably in a stone house; past that it gets fragile and the diagnosis of intermittent faults becomes miserable. If you want a hundred individually controlled circuits, you need cable, which means a renovation.
The other honest limit: don't retrofit a full KNX system into a protected finca. KNX's value is in the wiring. If you can't wire, you're paying for a benefit you won't receive.
The order I'd do it in
First the network — with a wireless control layer it determines everything, and it's the thing most often skimped and most expensively revisited. Then lighting, because it's felt daily. Then climate and shading, which together deliver the biggest comfort gain in this climate. Then security and leak detection. Audio and cinema last: lovely, but not why houses feel wrong.
And Apple Home over the top, so the result lands in an app the household already has.

Can you retrofit a smart home without chasing walls?

Do the original light switches still work afterwards?
Yes, and that's deliberate. The module sits behind the switch rather than replacing it, so anyone can operate the lights normally — including guests, children and anyone whose phone is flat.
Is this allowed on a listed or protected property?
Generally yes, because nothing structural changes and no visible cabling is introduced. Confirm the specific case with your architect, but heritage constraints are exactly the scenario this approach exists for.
When is retrofitting the wrong choice?
Above roughly forty controlled circuits, or when the property is being renovated anyway and the walls will be open. In both cases wired KNX is the better long-term investment.
