HomeKit cameras without the cloud
Run proper PoE cameras to a local recorder, bridge them into Apple Home through Home Assistant, and nothing leaves the property. You get Apple's interface and sharing controls with footage that stays on your own disk, in your own house, under your own law.
Why this matters more here than elsewhere
A Mallorcan villa is frequently empty for months, watched by a property manager, cleaned by staff, and occasionally let. That means more people need some access than in an ordinary home — and it means the footage is genuinely sensitive. Consumer cameras that stream everything to a manufacturer's cloud, on a subscription, with an app that shows everything to whoever has the login, are a poor fit for that.
There's also a straightforward legal dimension. Under GDPR, cameras covering areas where staff work or where neighbours might be captured carry obligations, and keeping recordings under your own control on your own premises makes those obligations considerably easier to meet.
The architecture that works
- PoE cameras, wired. One Cat6 run per camera carries power and data. No batteries to replace, no wireless to drop, no camera going offline in November.
- A local NVR or a Home Assistant server with storage. Recording happens on site. If the internet fails, recording continues.
- Home Assistant as the bridge. It ingests the streams and re-presents them to Apple Home as HomeKit cameras.
- Apple Home as the interface. Live view, notifications, and — the valuable part — Apple's sharing model.
- Their own VLAN. Cameras sit on a segregated network with no route out to the internet. This is standard practice and rarely done.
Why bridge rather than buy HomeKit cameras directly? Native HomeKit cameras are decent but limited in choice, and HomeKit Secure Video stores clips in iCloud. Bridging professional cameras gives you far better optics and night performance, local storage, and still a clean Apple Home experience. You get the interface without the compromise.
Giving access without giving everything
This is where Apple Home genuinely earns its place. You can share the home with your property manager so they can operate gates, lighting and climate while cameras stay invisible to them. Access is revoked instantly when someone stops working for you — no shared password to change, no account to hunt down.
For a house with staff, seasonal lettings and a manager, that granularity is worth more than any single feature of the cameras themselves.

Are wireless cameras good enough for a villa?
Rarely. Battery cameras miss events while waking, and Wi-Fi cameras compete with everything else on a network already struggling with stone walls. A wired PoE camera has no battery to replace and does not drop off in the months you're away.
Can my property manager see the cameras?
Only if you want them to. Apple Home's sharing lets you give someone control of gates, lighting and climate while keeping cameras entirely invisible, and access can be revoked instantly without changing any passwords.
Is camera footage a GDPR issue in Spain?
It can be, particularly where staff work or where a camera captures neighbouring property or public space. Keeping recordings on site under your own control rather than in a manufacturer's cloud makes compliance considerably simpler, though you should take your own advice on signage and retention.
