What electric blinds cost — and why shading is the biggest line in the budget
Budget €250 to €700 per opening for the motor, plus control and installation. A villa with thirty openings therefore starts around €12,000 and climbs from there — which is why shading is usually the largest single line in a Mallorcan smart home budget, ahead of lighting.
It is also the line that does the most work. On this island shading is not a comfort feature bolted on at the end; it is the primary cooling strategy, and it runs whether or not anyone is in the house.
Why shading matters more here than in northern Europe
A villa in Mallorca is typically designed around its glazing — full-height sliders onto a terrace, a west elevation pointed at the sunset, and rooms that were drawn for the view rather than for August. The consequence is solar gain on a scale that a German or British house never sees.
Glass that faces west takes the afternoon sun at low angle for hours. By the time the room feels hot, the mass of the floor and walls has already absorbed the heat, and air conditioning is then fighting a building that is warm all the way through. Shading the glass before the room heats is worth several degrees and a great deal of electricity.
The problem is that this needs to happen at two in the afternoon in July, when the house is often empty. That is the entire argument for motorising it. Manual blinds in an unoccupied villa are decorative.

The motor is rarely the interesting part of the number. What moves a shading budget is how many openings a house has, whether cable can reach them, and whether the blinds already exist.
Three situations, three very different prices
Already motorised, not controllable. The best case, and more common than people expect. Plenty of Mallorcan villas have Somfy or similar motors already installed, driven by a handheld remote that has been lost twice. These can usually be brought into a proper system through an interface, without touching the motors at all — a few hundred euros per group rather than a few hundred per opening. Always check this before quoting a rip-out.
Manual blinds, cable reachable. Replacing the mechanism inside an existing box, with power available nearby. Motor cost plus a half-day of labour per opening.
Manual blinds, no cable, finished walls. The expensive case, and the one that stops projects. This is where battery and radio motors earn their keep — a Matter or Thread motor needs no cable at all, though you accept a battery to charge once or twice a year. In a finca where the walls cannot be chased, that trade is usually worth making.
The mistake that costs the most. Buying shading and lighting from different suppliers on different systems. The two need to work together — blinds down and lights up is one decision, not two — and integrating them afterwards costs more than specifying them together would have.
What automation should actually do
Most shading automation sold is a timer, and a timer is close to useless on this island because the thing that matters is the sun, not the clock. Sensible logic looks like this:
- Close ahead of the heat, by elevation. West blinds drop when the sun passes a given azimuth and the outside temperature is above a threshold — not at four o'clock, which is wrong in May and wrong again in September.
- Retract on wind. Non-negotiable for awnings and pergolas. A wind sensor is cheaper than one replacement awning, and the Tramuntana will find out whether you fitted one.
- Occupancy override. Nobody wants the terrace shade closing on them because a rule said so. Anyone present beats the automation.
- Empty-house mode. When you are away, everything closes by default — heat, sun damage to furniture and floors, and a plainly occupied-looking house from the road.
That last one is the argument that convinces most owners. Faded oak and bleached upholstery are the slow, quiet cost of a bright villa that nobody shades for nine months of the year.
Salt air, and why the cheap motor is not cheap
Anything mounted outside within a few kilometres of the sea lives in a corrosive environment. External awning and pergola drives need to be specified for it, exactly as outdoor speakers do. The saving on an unrated motor is perhaps €150; the cost of replacing one that has seized inside a fixed pergola beam, three summers later, is considerably more than that.
What I would do first
If the budget will not cover every opening, do the west and south glazing of the rooms you actually use, plus anything with an awning that could be damaged by wind. Leave north-facing openings and guest rooms manual. Shading is one of the few areas where a partial installation is genuinely sensible rather than a compromise you regret.
